Q: How big are the lakes at Summer Set?

  • Summer Set Lake is 87 acres and is used for fishing, swimming and boating
  • Winterhaven Lake is 34 acres and is fishing and boating - Idle speed ONLY
  • Spring Lake is 15 acres and is fishing and boating - Idle speed ONLY

Q: How much do yearly assessments cost?

  • Homeowners currently pay $495.00 yearly
  • Non-homeowners currently pay $326.00 yearly

Q: Does Summer Set POA do anything for the community?

Yes. Summer Set POA has multiple committees that offer fun for the community. We’ve had visits from Santa Claus and the Easter Bunny, chili cook-off competitions, Halloween costume competitions for the children, fishing tournaments, and our annual 4th of July fireworks celebrations. We are always looking for events to offer to the community so neighbors can get to know each other and families can enjoy events close to home

Q: Does Summer Set POA have high speed internet? We need this for our kids and/or working from home.

AT&T Broadband is available at Summer Set for most properties.

Q: What utility provides the water in Summer Set?

Q: When is trash picked up?

Summer Set does not have curbside pick up of trash. You will need to take your trash to the community dumpsters. they are located behind the large dam and are emptied every Monday, Wednesday and Friday. The recycling dumpsters by the POA office are emptied every Thursday.

If dumpsters are full, please wait until next pickup day to dispose of your trash. Absolutely, no bulk or construction items may be put in the dumpsters.

Q: I do not own property at Summer Set. Am I allowed to bring in my own boat?

No. The only boats that are permitted to be used on the lakes within Summer Set must be owned by property owners only. Those boats must be in compliance of the regulations set forth for boat sizes and horsepower as well.

Q: I am possibly interested in buying out at Summer Set. How do I view property/houses?

For access into Summer Set, you will need to coordinate with a realtor who will be required to be onsite to escort you within Summer Set.

Q: I am a property owner and am planning to have a large gathering. Who do I notify?

If you are having a large gathering, you will need to write down or print out a legible list of guests that will be attending and provide to security. If someone shows up for your event that is not on the list, security will not let them in until said guest contacts you. You must then contact security with permission for them to be granted access.

Q: What schools are available if we live in Summer Set?
One portion of the subdivision is assigned to Sunrise School and the other portion is assigned to De Soto School as shown in the image below which can be located at this site.

​Q: I called the guard shack and there was no answer. What should I do?

  • If you are calling the guard shack to put a name on the guest list and there is no answer, please wait 15 minutes and call back.
  • If you currently have a guest at the gate waiting to enter but there is no guard at guard shack, you will need to meet your guest at the gate to let them in.
  • If your guest shows up and is not on the guest list, they will not be permitted in until security has received a phone call from you to permit them in.
  • Security will not contact residents to notify them of a guest at the gate.
